These days in the California real estate market, I inspect a lot of vacant, bank-owned homes. Many of these homes have latent fire hazards or other safety hazards present, but the ordinary buyer will never see them while quickly walking through the home. Due to the rough shape many of these homes are left in, an inspection on an average-size home (1500-2500 SF) now takes me approx. 30-60 minutes longer to complete than it did during the "normal" market where the seller still lived in the home. So have patience with your Inspector- he/she needs the additional time during a home inspection to make sure you are protected from liabiity.
